What are the "GREEN BUILDING FEATURES" of Codo buildings?

Thanks to its urban location, reuse of the existing building and previously developed site, and its proximity to public transportation and necessities, Codo 28 is believed to be the first residential building in York to pursue LEED certification.  LEED is a third party certification program and the nationally accepted benchmark for the design, construction and operation of high performance green buildings.  LEED certification offers third party validation of a project’s green features and verifies that the building is operating exactly the way it was designed to.

Green building features at Codo 28 include:

  • Day-lighting
  • High-efficiency gas furnaces
  • Refurbished wood floors
  • Rapidly renewable flooring products (bamboo & marmoleum)
  • Low-VOC carpets and paints
  • Water-saving faucets & dual flush toilets
  • Building materials with recycled content
  • Energy Star appliances

Green features at Codo 241 include:

  • Energy Star appliances
  • Eco-friendly flooring
  • Recycled and sustainable construction materials
  • Huge glass windows for ample natural lighting
  • High efficiency furnaces
  • Motion-detector lighting
  • Reuse of existing materials, salvaged lumber
  • High-albedo roofing material
  • Low-VOC carpet, paint, adhesives
How does the application process work?
  • To determine who is first, second, third in line, etc., we go by the date and time on your online application.
  • Applications will only be accepted online.
  • There is no application fee.
  • Applicants must fill in all fields completely and accurately or their application will be withdrawn and applicant will lose their spot in line.

Applications will typically be processed within 72 hours.  Delays in application processing are not typical.  However, delays can occur if we have difficulty reaching your references.  To ensure speedy processing, please be sure to give cell and office numbers for all references.

What things do I need to know about the lease?

When you sign your lease, you’ll need first month’s rent plus a security deposit equal to one month’s rent.  Your first month’s rent will be prorated so that you only pay for the days that you’re there.

All residents of Codo will sign a one year lease.  To give residents flexibility, lease converts to a month-to-month lease after the first year.  Any residents that wish to sign up for another year rather than allowing the lease to go month-to-month, may do so.

Rent increases or lease changes (if there are any) take effect at the end of any lease term.  You would receive at least 30 days written notice of such changes.  To be clear, if you move in February 1, 2017, your rent will be locked in until January 31, 2018.  No rent increases can occur during a lease term.

If you wish to move out, you would simply do so at the end of your lease term after giving a minimum of 30 days written notice.  Your security deposit plus interest will be returned to you (less any damages or other outstanding charges)

Are pets allowed?

One or two cats are permitted at Codo properties. The monthly fee (whether you have one cat or two) is $50 per month. Dogs are not permitted at Codo 28. If you have one or two dogs, please check out Codo 241 where dogs are permitted in the 3 story lofts. Monthly fee for dogs (whether you have one or two) is $100 per month. As an alternative to pet fees, a cat owner can provide a pet deposit equal to one half of one month’s rent and a dog owner can provide a pet deposit of one month’s rent. This deposit would in addition to regular security deposit.

Is smoking allowed?

No, Codo is a smoke free property. This means that no smoking will be allowed anywhere on the property, inside or out.

What security is in place?

Codo properties are secured by keycard access points and video surveillance.  Codo 241 is protected by access controlled fencing.

What is the parking situation?

At Codo 241, each apartment comes with one free off street parking space.  Those that need a second off street parking space can rent one for a small monthly fee. We have a limited number of “second car” spaces and these will be rented based on date on application for residency (maximum of one additional space per apartment).

At Codo 28, parking is not included in rent. Convenient off street parking is available a half block away in the city’s Philadelphia Street garage. Cost is $83 per month. Monthly passes can be obtained by visiting City Hall in person at 50 W. King St. weekdays 8 am.. – 4:30 p.m.

Does Codo provide maintenance?

Professional 24-hour maintenance service will be provided.  Service with a smile is the Codo maintenance motto.
